Fee’s Overview: The purpose of this overview is to produce transparency and set expectations for our Owner Partners. The objective of our overarching operation is to produce costs that beat out the average market in terms of cost and value production.
Management Fee - 5-12% (Charged on all rent(s) income collected)
Initial contribution - $500 per unit, unused balance paid back to Owner after 1st month.
Note: This is NOT an onboarding fee, this is simply an operating balance to kick things off with.

Eviction Costs - NONE*
- If tenant is not on a SNSHN lease (ie - we didn’t rent or renew them):
- Owners are responsible for all costs associated with the proceeding.
- Normal eviction cost is $400-600 per case
- The entire eviction cost will be paid for by SNSHN on owner’s behalf
- We do attempt negotiation ahead of a drawn out process and will operate autonomously to do so
- If tenant is on a SNSHN lease:
- We will cover eviction costs up to $1,000
- Same process, same law firm, and same approach
Regular Maintenance - including in-house maintenance and hourly sub-contractors - may be billed at $42-$65/hr and at a 1-hour minimum. Pricing is dependent on technician skill and seniority.
Trip charge: None
Fair to expect an average <$53/hr
Non-licensed Skilled Maintenance - including but not limited to more specialized plumbing, electrical, HVAC or exterior work - may be billed at $70-100/hr and at a 1-hour minimum. Pricing is dependent on technician skill and seniority.

Fair to expect an average <$83/hr
Licensed and/or Skilled Trades via preferred 3rd-party network - including, but not limited to, plumbing, electrical, HVAC - may be billed at exclusive and preferred pricing of $75-130/hr or at pre-approved price matrix costs (ie. water heater replacements, toilet replacements, etc).
Trip charge: Generally, Yes. $125-195
Fair to expect an average $89/hr + trip charge
Other Ad-hoc Skilled Trades, Subcontractors, and Materials Vendors via our 3rd-party network - including but not limited to garage doors, glass block, hazmat cleanup, dump runs, camera/scope/jetting of sewage laterals, mudjacking, bulk-ordered materials in inventory etc. to be billed at preferred cost + markup for overhead, cost, and profit.
Fair to expect an average 13% markup
Remodel and other extensive projects with budget in excess of $10,000 budgeted estimates - Generally a 10-20% markup on aforementioned billable costs and materials as compensation for overhead, cost, and profit for management resources above and beyond normal maintenance activity.
Fair to expect an average 15% markup for licensed contractor and/or professional project management services.
